<h2>House Rules</h2> <br> <p>By booking you agree that you have read & agree to comply with these rules. Failure could result in loss of your deposit and/or being asked to leave the property.  </p> <p>*Keep your stay discreet, you are our guests. Please respect the privacy of our neighbors.   <br>*Absolutely no smoking, partying, or use of recreational or non-prescription drugs ANYWHERE on the property premises (up to $400 Cleaning & Deodorizing Fee if smoke or any illegal drug usage is detected in the unit). <br>*No Pets or Animals.<br>*Please remove your shoes upon entering the house.   <br>*No Parties or Events!!   <br>*Check-in is any time after 4:00 PM, and check-out is by 10:00 AM unless stated otherwise. A mandatory $50 fee for unauthorized overstay. If overstay exceeds two hours past check-out, the guest is responsible for paying the Daily Base Rate (without discounts), and this does not grant you possession of the property for the day of overstay. If a guest wants to extend their stay (based upon availability), a new official booking will need to be made. If an overstay causes a future reservation to be refunded, the guest is responsible for the full cost of reimbursement.   <br>*Quiet hours observed 9:00 PM to 7:00 AM Sunday-Thursday; 10:30 PM to 7:00 AM Friday & Saturday.   <br>*Minimum age of 25 to book.  <br>*Host bears no responsibilities for any accident, injuries, or illness that you may sustain during your stay.   <br>*Please keep all food and drinks in kitchen or dining areas (not near beds or furniture). <br>*Please park in designated spaces.   <br>*If the place is extra dirty, beyond the normal reasonable mess, beyond what a courteous guest would leave the home, there’s an extra $140 fee, to cover extra costs for cleaning. This includes if the walls are dirty, if the guests leave pots and pans in the kitchen sink, if the floor is stained etc.   <br>*If you have any undeclared guest (above what you booked for), there will be an additional charge of $100 per day booked per undeclared guest.   <br>*Only the person that made the reservation can check-in. You must have a valid working phone number before you book. If we try to contact you before check-in and are unable to, we can cancel the reservation without granting any refund.   <br>*For safety, security, & insurance purposes only Registered Guests are allowed onsite. All guests over 18 must be included in the Itinerary with a verified ID & photo. We reserve the right to ask for all guest names and ages for safety, insurance, and security purposes. Also, guests must supply a number of vehicles along with make, model, & license plate of the vehicles.   <br>*Local area guests must send a request prior to booking stating the nature of visit.   <br>*Please report any stains immediately, we have a carpet cleaner (failure may result in up to $250 fee for commercial cleaning).   <br>*If any portion of the House Rules are violated, it is grounds for immediate termination of the reservation without a refund. Violation of the Rules will also lead to immediate removal from the property otherwise guests will be considered trespassing.  </p> <p>If you have a complaint about any aspect of the property or about the hosts or host’s personnel, and you tell us or your booking channel about it, you are authorizing us to access the property to fix the issue, to solve the problem, to repair the home, or clean it to the standards that you require. We do not need additional authorization to enter the property if there’s something you deem unsuitable that needs remedy.  </p> <p>Please treat our place respectfully, this is what the short-term home-rental community is all about.   </p> <h2>Cancellation Policy  </h2> <br> <p>Guests may cancel their reservation and get a 50% refund when cancelling 30 days before check-in (time shown in confirmation email). No refunds will be granted for no-shows or for cancellations less than 30 days before check-in, arrivals after the first night of the reservation, or departures before the last night of the reservation. This is applicable to all properties except:  </p> <p>*Burnt Mill  <br>*Cozy University Retreat  <br>*High Point Retreat  <br>*Lake Huron Cottages 1-6 <br>*Lakefront Leisure <br>*Lakeshore Retreat on Lake Lanier <br>*The Retreat at Wildwood  <br>*Spacious Country Estate  <br>*Sunny Flintstone  <br>*The Pines <br>*Treetop Escapes <br>*Wooded Retreat at Wild Acres  </p> <p>For these properties, guests may cancel their reservation and get a 50% refund when cancelling 60 days before check-in (time shown in confirmation email). No refunds will be granted for no-shows or for cancellations less than 60 days before check-in, arrivals after the first night of the reservation, or departures before the last night of the reservation. </p> <p>You are a guest in our home. We want you to make yourself comfortable and feel at home. Please take care of our things and notify us before leaving if something breaks. We really appreciate honesty. Accidents do happen, thus if you make a mess or a spill, please clean up after yourselves.  </p> <p>Unique Stays will send you a rental agreement to sign for your stay.
